Bridge Loans for Real Estate Investors
A bridge loan gives investor clients short-term financing on a residential property they plan to sell or hold as a rental. Lendz Bridge is a no-rehab program with an 18-month, interest-only term. It’s designed for borrowers buying or refinancing a property that’s ready as-is, who need time to carry out their exit before moving to a sale or long-term financing.

About program
Bridge can make sense when an investor needs to close on a property that doesn’t need renovation and wants room to sell it or get it leased. The loan closes in the name of an entity. Qualification is based on the borrower’s credit, liquidity, investment track record, and exit plan, not personal income.

FAQ
What is a bridge loan?
A bridge loan is short-term financing that carries an investment property until the borrower sells it or refinances into long-term debt. Lendz Bridge offers an 18-month, interest-only term on 1–4 unit residential properties.
Does the borrower need investment experience?
Yes, experience is part of qualification. Completed projects, owned REO, and verified rentals all count toward a track record. Borrowers without prior experience aren’t eligible for cash-out refinances.
What exit strategies are accepted?
Borrowers can exit by selling the property or holding it as a rental. A sale exit should show a projected profit. A rental exit needs an estimated DSCR of at least 1.00x, which often lines up with a move into a DSCR loan.
Can the borrower close in their personal name?
No. Bridge loans close in the name of a US-domiciled entity, and owners with 20% or more ownership typically sign a full recourse guaranty.
Can a borrower still qualify if they have a gap in employment?
Possibly. Underwriters review the reason for the gap, the borrower’s overall employment history, and the stability of their current employment. Additional documentation or an explanation may be required.
