The Challenge
A High-Balance Purchase Running into Reserve Issues
Eddy was helping a borrower secure financing for a purchase loan over $1 million. The borrower did not have prior investing experience, and the file needed a jumbo option that could support both the loan size and the contract timeline.
After working with two non-QM lenders, Eddy ran into the same issue twice.
Eddy needed a lending partner who could:
Support a high-LTV jumbo purchase
The file needed an 85% LTV jumbo option that fit the borrower’s profile.
Solve the reserve shortfall
The other lenders later required six months of reserves during underwriting, which the borrower did not have available.
Move quickly with the closing date approaching
With the contract deadline getting close, Eddy needed a team that could step in fast and keep the purchase on track.
The Solution
An 85% LTV Jumbo Program with Only 3 Months of Reserves
Lendz Account Executive Salvador Rang connected with Eddy at the right time and reviewed the file.
Salvador confirmed that Lendz could move forward with an 85% LTV Jumbo program requiring only three months of reserves, giving Eddy a clear option after two lenders changed course.
From there, the file was moved to Lendz, a new appraisal was ordered, and the team worked quickly to push the loan toward CTC.
The Result
A $1M+ Purchase Back on Track
Once the file was transferred, the loan moved quickly:
The broker kept the borrower’s purchase alive
Eddy was able to offer a workable jumbo solution after two lenders could not get the file across the finish line.
The borrower avoided the six-month reserve requirement
The program only required three months of reserves, which fit the borrower’s situation.
The file reached Clear to Close in record time
The loan closed successfully with only a small extension needed.
