About program
A Closed-End Second Mortgage can make sense when a borrower needs to access home equity but replacing the existing first mortgage may not be the best option.
Instead of completing a full cash-out refinance, the borrower can keep the first lien in place and add a second mortgage to meet their financing needs. Unlike a HELOC, a closed-end second provides the loan proceeds as a lump sum rather than a revolving line of credit, so funds cannot be redrawn as the balance is repaid.

FAQ
Can cash-out proceeds from a closed-end second lien loan be used to meet reserve requirements?
Yes. With our closed-end second mortgage program, borrowers can use cash-out proceeds from the second lien to satisfy required reserve guidelines. This feature gives mortgage brokers more flexibility when structuring loan scenarios and helping borrowers qualify.
Is a full appraisal required for a closed-end second lien if the loan amount is under $250,000?
Not always. For second lien loan amounts below $250,000, an Automated Valuation Model (AVM) may be acceptable instead of a full appraisal. This option can reduce borrower costs and speed up processing and underwriting.
Can non-permanent resident borrowers qualify for the closed-end second mortgage program?
Yes. Non-permanent resident borrowers are eligible as long as they meet the minimum credit score requirements and all other program guidelines. This helps mortgage brokers offer financing solutions to a broader range of borrowers.
When should a broker use a second lien instead of refinancing the first mortgage?
A second lien may make sense when a borrower wants to access available home equity without replacing the existing first mortgage. The right structure will depend on the borrower’s current financing, equity position, qualification, and goals.
What helps a second-lien file move cleanly?
Start with a complete loan application, current credit report, borrower identification, first-lien mortgage statement, and documentation that matches the borrower's qualifying income type. Providing complete and current information upfront can help avoid unnecessary delays as the file moves through review.
